Roof replacement

Roof Replacement in Pompano Beach

We replace residential and commercial roofs, from a single-story house to a multifamily building. When a roof is old, leaking in more than one place or worn down by storms, we tear it off to the deck and put on a new shingle, tile or metal roof.

Roofers call it a "re-roof" or a "tear-off": the old covering comes off, the plywood deck is checked and re-nailed, a sealed secondary barrier and new flashing go on, and then the new roof. Replacement is the right answer for an old roof and for one with widespread damage, repeated leaks or a structure that is deteriorating. One leak in an otherwise sound roof is a repair, and we will tell you so.

Not sure which yours is? An inspection settles it before anyone quotes you a roof.

Repair or replace

When a Roof Needs Replacing

Replacement is the answer for an old roof, or one with widespread damage, repeated leaks or a deteriorating structure. One bad spot on a sound roof is a repair. A roof that needs a repair every rainy season is telling you something.

What about a "roof-over", new shingles laid over the old ones? We do not recommend it. Overlaying adds weight that can damage the structure over time, and it hides the underlayment and the deck so nobody can inspect or repair them. A tear-off shows us what the roof is really sitting on, and that is the roof we build back from.

If you are weighing whether to repair or replace, tell us what you are seeing when you call and we will say which one we would do on our own house.

The process

How a Roof Replacement Runs

A replacement runs from the permit through tear-off, deck work, the sealed barrier, flashing and underlayment and a mid-job inspection to the new covering, usually over a few days.

  1. Estimate and written scope

We look at the roof, measure it and write the whole job down: inclusions, exclusions and unit prices for any deck repair nobody can see yet.

  2. The permit

Re-roofing needs a building permit, pulled before work starts. Tear-off waits on its approval.

  3. Tear-off to the deck

The old roof comes off down to the plywood. Rotten decking is replaced and the whole deck is re-nailed to code.

  4. Sealed secondary barrier

A self-adhering modified bitumen sheet goes directly onto the deck, the "peel-and-stick" that keeps water out even if the covering lifts.

  5. Flashing and underlayment

New drip edge, valley metal and vent flashing go on, with extra layers at every penetration, and then the underlayment over the whole deck.

  6. In-progress inspection

The building department inspects the dry-in before the new roof covering goes on.

  7. The new roof

Shingle, tile or metal goes on over the inspected underlayment, with the ridge, hips and edges finished last. Most residential replacements take a few days, and shingle usually goes on faster than tile or metal.

  8. Cleanup

The old roof is hauled away and magnets are run across the property to pick up stray nails before we leave.

What it costs

Roof Replacement Costs

What a new roof costs depends on its size, the material, the pitch, access and what we find under the old roof. The published range for the area is in the panel beside this, and it is the trade's range, not a quote. The exact number comes from measuring your roof.

Roofers price by the "square", which is 100 square feet of roof surface. The square count follows the roof surface, not the home's floor area, because pitch, hips and valleys add surface beyond the footprint of the house.

From there the price moves with the material, the pitch, access to the roof, its existing condition and any structural or decking repairs. Damaged decking or rafters found under the old roof are the common hidden cost, which is why a good scope prices deck repair by the unit before anyone climbs up.

Roof replacement here typically runs

$6,573 to $8,413

The figure published for Pompano Beach homeowners. Across every size and material the published span is wider, from $4,100 to $25,600 a roof.

What the Written Scope Should Cover

These belong in the written scope before any work starts, so the price you sign is the price you pay.

  • Tear-off and disposal. The old roof off to the deck and hauled away.
  • Deck repair unit prices. A price per sheet for plywood nobody can see yet, so a rotten deck is not a surprise.
  • Flashing and underlayment. New drip edge, valley and vent flashing, the sealed secondary barrier and the underlayment, all named.
  • Carpentry such as fascia. Trusses, decking, fascia and furring called out where the roof needs them.
  • Nail sweep and cleanup. Debris gone and magnets run across the property for stray nails.

Solar Panels and a New Roof

Solar panels come off before the roofing work starts and go back on after the new roof passes inspection.

Removing and reinstalling the panels is a separate cost in the replacement, so ask for it as its own line in any scope you compare. Tell us about the panels on the call and we will plan the job around them.
