Flat Roof Repair in Pompano Beach

Flat roof repair fixes the spots where a low-slope roof lets water in: ponding, blisters and open seams. When a section of membrane has failed past patching, we replace that section instead.

We do this work on residential and commercial roofs across Pompano Beach: the flat roof over a porch or an addition, a carport, and the low-slope roof on a shop, an office or a warehouse.

A flat roof is rarely dead flat. The trade calls it "low slope": it is built to move water slowly toward its drains and edges. Most leaks start where that water sits, or where the membrane has a joint, at a seam, an edge, a drain or a vent.

Signs a Flat Roof Needs Repair

These are the signs that call for a flat roof repair, and the things we look for first when we walk the roof.

  • Standing water after rain

Puddles still sitting on the roof long after the rain has stopped. The trade calls it "ponding water".

  • Blisters

Raised bubbles in the membrane where air or moisture is trapped underneath it.

  • Open seams

Laps where the membrane sheets meet, lifting or pulling apart at the edge.

  • Cracked membrane

Splits in the surface where sun and heat have dried the membrane out.

  • Soft spots

Places that give underfoot, which usually means wet insulation under the membrane.

The membranes

Membranes on Low-Slope Roofs

A flat roof is covered with a membrane rather than shingles or tile, and a repair has to suit the membrane that is already there.

  • "Torch-down"

    Modified bitumen

Torch-down modified bitumen is heated with an open-flame torch as it is rolled out, so the sheet bonds to the roof as it goes down.

Goes on with an open flame

  • "Cold-applied"

    Liquid membranes

Cold-applied liquid membranes go on without open flame or a heat source on the roof, which suits spots where a torch would be a risk.

    Goes on cold, no flame

  • "White flat roof"

    TPO

A thermoplastic single-ply membrane laid in wide sheets, with the laps between sheets welded together with hot air.

    Seams heat-welded

  • "Tar and gravel"

    Built-up roofing

Layers of asphalt and fabric built up on the roof, the older low-slope system the trade shortens to BUR.

    Built in layers

Brands such as Mule-Hide make low-slope membranes, alongside GAF and Owens Corning. On a repair, the patch or the new section has to suit the material already on the roof.

Ponding

Drainage and Tapered Insulation

Tapered insulation stops ponding: boards with a built-in slope go down under the membrane and steer the water to the drains. They add "R-value", the insulation's resistance to heat, while they are at it.

A patch over a low spot does not stop the water from collecting there, and standing water is what wears a membrane out. Changing the slope under the membrane moves the water off the roof, so the repair is not fighting the same puddle after every storm.

How it runs

From Your Call to a Sealed Roof

Every flat roof job runs the same way, whether it is a single blister or a whole section of membrane.

  1. You call us

We answer the phone or call back the same working day, and we ask what you are seeing on the roof and where.

  2. We walk the roof

We look for standing water, blisters, open seams and cracks, check the drains and edges, and press on soft spots to find wet insulation.

  3. A quote for the whole job

You get the repair, or the section to replace, and the price before we start, with no surprise charges after.

  4. The repair

We reseal the seams, repair the blisters or replace the failed section, and we show up on the day we said we would.

  5. Cleanup

We clean up when the work is done, and the offcuts and old membrane leave with us.

When patching stops paying

Once patches keep failing, the repair bills can add up past the cost of a new roof. When we see a flat roof heading that way, we say so before you spend more on it.

What it costs

Quoted on the roof.

The exact price comes from walking the roof, and the estimate is free. These are what move the number.

  • The size of the area, counted in squares of 100 square feet
  • The membrane on the roof now
  • Access, and how we get onto the roof
  • Wet insulation or decking found under the membrane
