What the job is

Skylight Repair in Pompano Beach

Skylight repair closes the joint where a skylight meets the roof: we reseal it, reflash it or replace it. We do this work on residential and commercial roofs across Pompano Beach.

A skylight sits in a hole cut through the roof deck, on a raised frame called the "curb". The curb is tied into the roof covering with "flashing", the metal that seals the transitions at walls, vents and edges. Water that gets in comes through one of those joints, or through the glass itself.

That makes skylight leak repair roofing work, not window work. The shingles or tile around the curb come up, the seal or the metal underneath is renewed, and the covering goes back down so rain runs over the joint instead of into it.

Leak sources

Why Skylights Leak

A skylight lets water in for one of these reasons, and the last one is not a leak at all.

  • At the curb

    Worn flashing

The metal around the curb rusts, lifts or works loose, and rain runs in behind it and down the inside of the frame.

  • Around the frame

    Failed seals

The sealant and gaskets between the glazing frame and the curb dry out and crack in the sun, leaving a thin gap that water follows.

  • In the glass

    Cracked glazing

A crack in the glass or plastic lets rain straight through, and no amount of flashing work will stop it.

  • Not a roof leak

    Condensation

Damp indoor air meets the cool glass, beads up and drips. It looks like a leak but starts inside the house, and nothing on the roof needs to be repaired.

The verdict

Reseal, Reflash or Replace

Which of the three a skylight needs comes down to what has failed, and you hear which one before we quote.

  • When the seal has gone

    Reseal

The metal is sound and the glass is whole, but the bead around the frame has let go. The old sealant comes out and a new seal goes in.

  • The usual fixWhen the metal has gone

    Reflash

This is skylight flashing repair. The shingles or tile around the curb come up, the worn metal comes off, new head, step and apron pieces go on, and the covering is laid back over them.

  • When the unit is done

    Replace

Cracked glazing or a frame past saving calls for skylight replacement: a new unit in the same opening, flashed in new, quoted as one job.

Getting a new roof? While the roof is open for a replacement, each skylight is evaluated to stay, be reflashed or be replaced.

How it goes

From the Call to a Sealed Curb

A skylight leak gets fixed once, at the joint that failed, so the job is built around finding that joint first.

  1. You call us

Tell us where the drip shows and when it starts. We answer the phone or call back the same working day.

  2. We look from inside and above

We come out at the time we set, check the frame and the ceiling around it from inside, then climb up to the curb.

  3. You get the verdict and the price

Seal, metal or a new unit: we say which, and we quote the whole job before we start, with no surprise charges after.

  4. We make the repair

We open the covering around the curb only as far as the fix needs, then close it back over the new seal or flashing.

  5. The roof is left clear

Old metal, sealant and offcuts come down with us, and the yard is swept for nails.
