What it involves
Roof Inspection in Pompano Beach
A roof inspection checks residential and commercial roofs from the covering down to the flashing, then reports each roof's condition and how much life it has left, in writing.
It is the roof's side of the story before money changes hands. A buyer wants to know whether the roof comes with the house or needs replacing soon after. A seller wants the roof question settled before the listing goes up. An owner wants the roof's condition on paper when the insurance renewal comes around.
We tell you what we found in plain words: what is sound, what is wearing, and what needs a repair now rather than later.
- BuyingBefore the offer
Know the roof's condition and remaining life before you sign, not after closing.
- SellingBefore the listing
Find what the buyer's inspector will find while there is still time to fix it.
- InsuringBefore the renewal
Have the roof's current condition in writing when your insurer asks about it.
How it runs
How the Roof Is Measured and Checked
Roofs are measured from satellite imagery and then checked in person, and a low-slope roof can also get infrared moisture scans and a drone survey before any scope is written.
- You call
Tell us the address, the roof type and why you need it: a purchase, a sale or an insurance question. We set a time and show up when we say we will.
- Measured from above
Satellite imagery puts the size, the slopes and the valleys on paper before anyone climbs a ladder.
- Checked in person
On the roof, the covering, flashing, valleys, edges and drainage are inspected by eye and by hand, then the attic underside where it can be reached.
- Low-slope roofs get more
A membrane can look sound from the walk-over and still hold water underneath, so a flat or "low slope" roof is assessed with tools as well as eyes.
- The written report
The roof's condition and remaining life go down in writing, ready for whoever needs to see it.
What it costs
Roof Inspection Costs
Around here, a roof inspection typically runs $150 to $500. That is the trade's range, not a quote; the price for yours comes from the call.
Size sets most of it. Roofers count a roof in "squares", 100 square feet of roof surface each, and pitch, hips and valleys add surface beyond the footprint of the house.
From there the price moves with the material, the pitch and access to the roof. A steep or hard-to-reach roof takes longer to check than a low one, and a low-slope roof that needs an infrared moisture scan or a drone survey adds to the work.
Call and we will tell you what an inspection of your roof costs before we set a time, with no surprise charges after.
