The houses
Housing Here and What Sits on It
Half the homes in town went up before 1992 and half after, so the typical roof here has already lived through a lot of summers.
Many have been replaced once already, and many are due. Whether the house is near C. B. Smith Park or across town, we start by reading what is on the roof now, how it was laid and what the frame under it will carry, then talk through shingle, concrete tile or metal for what goes on next.
Switching materials is a real option on a re-roof. Tile is heavier than shingle, and metal sheds rain and heat differently from both, so the choice is made on the house in front of us and quoted before we start.
Weather a Roof Faces Here
Heat comes first: sun and long hot spells bake shingles and the layer under them, so roofs here wear out faster than the calendar suggests, and a replacement is worth planning before it turns into a repair.

Then the rain, much of it driven sideways by wind. On a roof that takes that much water, the sealed secondary barrier and the flashing details decide whether a storm stays outside, which is why they get as much care as the covering itself.
