What the work covers
Commercial Roofing in Pompano Beach
Commercial roofing in Pompano Beach means repairing and replacing the membrane, metal and coated roofs on stores, offices and multifamily buildings. We do it alongside our residential work, so we take on residential and commercial roofs alike.
Most of these roofs are "low slope", what everyone calls a flat roof, and they are built differently from the shingle and tile on a house. The covering is a continuous sheet or coating rather than overlapping pieces, so the job is about seams, edges and the places where pipes, equipment and drains break through it.
Tell us on the call what the building is, what is on the roof and where the water shows up inside. We will come out, look at it and tell you whether it needs a repair, a coating or a new roof.

What goes on the roof
Commercial Roof Systems
These are the common commercial roof systems, and each one is put down, joined and repaired its own way.
-
Thermoplastic single-ply
TPO
The "white flat roof" most people picture. Its seams are joined by hot-air welding, solvent adhesive or both, and lines such as GAF EverGuard are commercial-grade TPO.
Also called a rubber roof or flat roof membrane
-
Thermoplastic single-ply
PVC
The other thermoplastic membrane. It goes down in wide sheets like TPO, and its laps are joined the same ways: hot air, solvent adhesive or both.
A single-ply sheet, like TPO
-
Asphalt sheets
Modified Bitumen
Rolled asphalt sheets made tougher with polymers, laid in layers. It is the cousin of the old "tar and gravel" built-up roof.
-
Panels
Metal
Standing seam panels with hidden fasteners, or "5V crimp" panels screwed through the face.
-
Fluid-applied
Restoration Coatings
A coating rolled or sprayed over a sound existing roof, to restore it rather than tear it off.
Where the water gets in
Where Commercial Roofs Fail
A commercial roof rarely gives out in the open field of the membrane. It fails at the details: the pitch pans, the curbs and the drain sumps.
Out in the field the sheet is flat, continuous and easy to keep tight. At a detail the membrane has to turn a corner, wrap a pipe or dip into a drain, and every one of those is a joint the weather works on. That is why our first look at a commercial roof goes to the details, not the wide open middle.
Rarely the leak.
Where it fails.
Drain sump after rain
- Pitch pans
The sealer-filled pans around pipes, posts and brackets that come up through the roof.
- Curbs
The raised frames that air handlers, hatches and skylights sit on, where the membrane turns up and over.
- Drain sumps
The low spot around each roof drain, where every drop on the roof heads and "ponding water" sits longest.
How it runs
From Your Call to a Tight Roof
A commercial job runs from the phone call to the cleanup in plain steps, and we tell you what comes next at each one.
- You call us
We answer the phone or call you back the same working day.
- We walk the roof
A free estimate on site. We check the pitch pans, curbs, drains and edges, then measure the whole roof.
- The whole job, quoted
Written down before we start, with unit prices for deck repairs nobody can see yet and no surprise charges after.
- The work, on the day we said
We show up when we say we will. On a TPO or PVC roof the seams are welded with hot air, set in adhesive or both.
- Cleanup
Old roofing and offcuts hauled off the roof, and the site left clean when the work is done.
Manufacturer Warranties on Commercial Roofs
Manufacturer certification is what unlocks the longer coverage on a commercial roof, such as Carlisle's "NDL warranty". When the installer is certified, the maker registers the system and inspects it.
Certification with makers such as Tremco, GAF and GE can open extended coverage on qualifying systems, and with Carlisle it also keeps later repairs from voiding that coverage. If your building already carries a manufacturer warranty, tell us the maker and the system on the call, so we can sort out how the work affects it before anyone touches the roof.
The National Roofing Contractors Association runs the trade's training and certification programs for roofing contractors.
What it costs
What Sets the Price of a Commercial Roof
There is no honest number for a commercial roof until someone has measured it and looked at what is under it. The price comes from the roof itself, and you get it in writing at the estimate.
Roofers price by the "square", counted off the roof surface. From there the price moves with the system, access to the roof, the condition of what is up there now and any structural or decking repairs found under the old roof, which are the usual hidden cost.
A roof that keeps needing patches is worth pricing both ways. Once repairs keep failing, what you spend on them can pass the cost of a new roof, and it is worth asking for both numbers at the estimate.
By the square
One square is 100 square feet of roof surface. Your figure comes from measuring your roof, free and with no obligation.
- Roof size, counted in squares
- System: membrane, metal or coating
- Access to the roof and what sits on it
- Decking found damaged under the old roof
- Solar panels removed and put back, a separate cost
We quote the whole job before we start, with no surprise charges after.
