Roof Replacement for Hollywood Homes

Around 69 inches of rain falls here in a year, and a storm drives it sideways. So a new roof in town stays dry at its sealed underlayer and its flashing, not at the tile or shingle you see from the street.

Free and no obligation. We pick up Monday to Saturday, 8 am to 9 pm; calls after hours get a call back the next working morning.

From permit to cleanup

Roof Replacement From Tear-Off to Cleanup

We replace residential and commercial roofs in one fixed order, and nothing new goes on until the bare deck has been seen. You always know what happens next, and what it costs before anyone climbs up.

  1. Permit and written scope

We measure the roof, put the whole job on paper, and pull the permit before a single shingle or tile comes off.

  2. Tear-off

The old covering and its underlayment come off down to the "decking", the plywood or boards the roof is fastened to. Roofers call this step "tear-off".

  3. Deck repair and inspection

Soft or rotted boards are cut out and replaced, the deck is re-nailed, and the bare deck is inspected before anything covers it.

  4. Where a roof here wins or losesSealed barrier and flashing

A "self-adhering polymer-modified bitumen sheet", peel-and-stick to most people, bonds straight to the deck. New flashing and "drip edge" then close the walls, valleys, vents and edges.

  5. The new covering

The shingle, tile or metal you picked is laid in courses over the sealed deck, and the finished roof gets its final inspection.

  6. Cleanup

Old roofing leaves the site, and the yard and driveway get a "magnet-sweep" so no nails are left in the grass.

The houses here

The Mix of Homes in Town

Most homes in town are lived in by the people who own them, and the rest are rented, so a new roof here is a landlord's decision about as often as a homeowner's.

  • 72,553Housing units in town
  • 58.3%Of occupied homes, owner-lived

The streets run from Playland Estates and Sunshine Park to Broward Gardens and Fleetwood Manor, house after house with a roof of its own age and history. Downtown, the Boulevard's historic business district keeps its storefront blocks under low commercial roofs.

We quote an owner, a landlord or a shop the same way: one written scope for the whole job.

  • Roofer

    What a Roofer Checks First

With 59 days a year of peak summer heat, a roofer here starts where trapped heat ages a roof from underneath: the attic and the ridge.

    • Attic heat and the "ridge vents" that let it out
    • Grit in the gutters, shingles shedding their surface
    • Flashing at walls, valleys and vents
    • Hurricane straps tying the roof to the walls

  • Repair

Roof Repair When the Damage Is Small

A few lifted shingles or one cracked tile calls for a repair, not a new roof, as long as the deck under it is still dry.

Rain here builds toward a September peak, so we fix the spot before water works its way down to the wood. Once patches keep failing, repair bills can pass the cost of a new roof, and we will say so.

  • Inspection

Roof Inspection When Buying a Home

The median house in town was built in 1969, so the roof on a house you are buying is rarely its first, and the listing seldom says what went under it.

An inspection before you close reads the covering, the flashing and the deck, so the roof gets priced into your offer instead of found after you move in.
