Roof Replacement for Davie Homes

Around 69 inches of rain a year, a lot of it pushed sideways by wind, is what a roof here has to keep out. We take worn roofs off to the deck, seal the deck and every edge, and put on new shingle, tile or metal, with the whole job priced before we start.

Free, no-obligation estimates, Monday to Saturday, 8 am to 9 pm. After hours, we call back the next working morning.

The re-roof, in order

Roof Replacement, Start to Finish

For residential and commercial roofs alike, the order of the work matters as much as the materials. Each step below sets up the one after it.

  1. Measure and quote

We get up on the roof, count it in "squares" of 100 square feet and write one price for the whole job, with a unit price for any rotten deck boards nobody can see yet.

  2. Permit filed

The re-roof permit goes in before the first tile or shingle is pried loose.

  3. Tear-off to the wood

In the "tear-off" the old covering, the felt and the nails come off until only the bare "decking", the plywood the roof is fastened to, is left.

  4. Deck repair and inspection

Soft or delaminated sheets are cut out and replaced, the deck is re-nailed, and the inspector sees it before anything covers it.

  5. Water barrier and metal

A "peel-and-stick" sheet bonds to the deck, then new "flashing" and "drip edge" go in at the walls, valleys, vents and eaves.

  6. New covering, sign-off, cleanup

Shingle, tile or metal goes down, the permit gets its final inspection, and we clean up the yard and the drive when the work is done.

The houses

Homes and Lots Across Town

1988 is the median build year for houses here, which puts a lot of roofs in town at the age where a new one comes up.

We work all over town, from the streets around the Bergeron Rodeo Grounds, in the old western-themed downtown, out to the neighborhoods listed here. Whether your house wears concrete barrel tile, architectural shingle or metal, we read what is up there now, how it was fastened and what the framing under it will carry before we talk about what goes on next.

Changing materials is a fair question on a re-roof. Going from shingle to tile adds weight the framing has to hold, so we check it before we quote that switch. On a roomy lot the dump trailer can sit beside the house; on a tight one it waits at the curb, and we plan the tear-off around it.

The weather

Weather and the Roof Deck

69 in.Of rain in an average year

Much of that rain comes with wind behind it, and wind-driven water gets pushed up under tile laps and shingle edges where rain falling straight down never reaches.

That is why the covering is only half a roof. Under tile, the "underlayment" is the real waterproofing, and under any covering the sealed layer on the deck and the metal at every joint decide whether a storm stays outside. Wind pulls as well as pushes: "wind uplift" is the suction that peels roofing off, so the edges and the ridge get fastened as carefully as the field.

  • A sealed deck. A self-adhering sheet bonded straight to the plywood, so water that slips past the covering stops there.
  • Wall and valley flashing. New metal where the roof meets a wall and where slopes meet in a valley.
  • Vents and pipes. New boots and flashing at every opening through the deck.
  • Drip edge at the eaves. Edge metal that carries water off the deck instead of under it.

Not Every Roof Needs Replacing

Sometimes the right job is a smaller one. Here are the other ways we help homeowners in town, each with its own page.

Start here Who to call

When to Call a Roofer

Call a roofer when the roof leaks, sheds pieces in a storm or is simply old enough that you want a straight answer on it. Here 66.6% of occupied homes are owner-occupied, so most roofs in town belong to someone who will live with the decision for years.

Roof Repair Between Replacements

A roof that is sound overall but has one failed spot, such as a cracked tile, a torn vent boot or a lifted run of shingles, gets a repair, not a new roof. Plenty of houses here are old enough that the roof on them is not the first one, and a younger roof with a single problem is worth fixing.

When the same roof needs patching season after season, though, the running total can end up higher than a replacement would have cost.

Roof Inspection After Bad Weather

After a hard blow, an inspection tells you what the wind and water did before a small problem turns into a stain on the ceiling. With a wet season like the one here, we look at the flashing, the ridge and the edges first, since that is where wind-driven water finds its way in.

If it checks out, you can stop wondering. If it does not, you know whether you are looking at a repair or a new roof.
