Re-roofing older homes

Roof Replacement for Fort Lauderdale Homes

Half the homes in town were built in 1972 or earlier, and the best time to plan a new roof is before another hot, wet summer. We take the old roof off to the deck and put on new shingle, tile or metal.

Free and no obligation. Calls after 9 pm are returned the next working morning.

How the job runs

Roof Replacement From Permit to Final Inspection

We re-roof residential and commercial buildings in one fixed order, and the permit sets the checkpoints along the way.

  1. A look and a measurement

We walk the roof, note what is worn and count it in "squares", 100 square feet of roof surface each.

  2. The written scope

You get the job on paper: what is included, what is not, and a unit price for deck repairs nobody can see yet.

  3. The permit

A re-roof needs a building permit, and nothing comes off the house until it is issued.

  4. Tear-off to the deck

Every old layer is stripped down to the "decking", the plywood the roof is fastened to, and soft or rotten boards are swapped out.

  5. Sealed barrier and flashing

Peel-and-stick goes straight onto the bare deck, then new metal at walls, valleys and vents, new drip edge, and underlayment over the whole surface.

  6. Inspection before cover

The permit inspection looks at the deck and the barrier while they can still be seen.

  7. The new covering

Shingle, tile or metal goes on over the inspected layers, with ridge, hips and edges finished last.

  8. Final inspection and cleanup

The permit closes on a final inspection, and we "magnet-sweep" the yard and drive for stray nails before we leave.

Local Homes and Their Roofs

A house built around the early 1970s has likely been re-roofed before, so a new roof on it starts with taking every old layer off.

Putting new shingles over old, which roofers call "overlaying", hides the decking we need to see. On a house this age that wood has carried decades of nails and the occasional leak, and a tear-off is the only way to find and fix what is under there.

When It Is Not Yet a Replacement

Plenty of calls end in something smaller than a tear-off, and each of these has its own page.

  • When a Roofer Is the First Call

There are 101,234 homes in town and every roof ages its own way, so a roofer's first job is telling you which kind of work yours needs.

    • Leaks, lifted shingles and loose flashing
    • Shingle, tile, metal and flat roofs
    • A full re-roof once repairs stop paying

  • Roof Repair Before It Becomes a Replacement

A leak caught while the deck under it is still sound stays a repair. With rain as heavy as it runs here, a slipped flashing or a cracked tile left alone lets water rot the plywood, and that turns a small fix into a bigger one.

  • Roof Inspection for a Sale or a Policy

An inspection tells a buyer, a seller or an insurer what shape a roof is in before money changes hands. 53.8 percent of occupied homes in town are lived in by their owners and the rest are rented, so a report serves landlords as well as families.

Roof Replacement Answers

The question we hear most when a homeowner starts planning a new roof. Anything else, ask us on the call.

What is the best time of year to replace a roof?

Any dry stretch will do, because a roof is only open to the weather between the tear-off and the sealed barrier going down, and a careful crew strips no more in a day than it can dry in. With 62.18 inches of rain in a normal year, the forecast matters more than the month.

The better timing is before the roof chooses it for you: once patches keep failing, the money spent on repairs can pass the cost of a new roof, and a replacement planned ahead goes on when it suits you.
