Roof Replacement for Coral Springs Homes

We take a worn roof off down to the deck and put a new one on, in shingle, tile or metal. We come over from our Pompano Beach office, 8 miles away, and look at the roof before we put a price on it.

Free, no-obligation estimates. Monday to Saturday, 8 am to 9 pm.

How the job runs

Roof Replacement and the Materials It Uses

We replace residential and commercial roofs in one fixed order, and that order is what keeps the house dry while the roof is open.

  1. Permit and written scope

Before anything comes off, the permit is pulled and the scope is put in writing, with unit prices for deck repairs nobody can see yet.

  2. The "tear-off"

The old covering and its underlayment come off down to the "decking", the plywood the whole roof is fastened to.

  3. A look at the bare deck

With the boards exposed, rot and soft spots show. Damaged decking is the common hidden cost of an old roof, and it gets replaced at the price already on paper.

  4. A sealed second barrier

A "self-adhering polymer-modified bitumen sheet", the peel-and-stick layer, bonds straight to the deck, then new "flashing" and "drip edge" go on at the walls, valleys and edges.

  5. The new covering, inspected

Shingle, tile or metal is laid over that barrier, and the finished roof is inspected under its permit.

  6. Cleanup

We clean up when the work is done, down to a "magnet-sweep" of the yard for loose nails.

Roofers count a roof in "squares" of 100 square feet of roof surface, so hips, valleys and pitch add to the count beyond the footprint of the house.

Neighborhood Homes and Their Roof Types

In the neighborhoods below, the hard question is rarely whether the roof will need replacing. It is when: before another summer, or after one more patch.

  • Ramblewood East
  • Brookside North
  • Ridgeview
  • Kensington Commons
  • Westview Village

The median home in town was built in 1987, so half the houses are at least that old, and any original covering still up there has spent decades in the sun. Whether the house sits a few blocks from the Center for the Arts or out on a quiet cul-de-sac, the estimate starts with the roof on it now.

What goes on next is partly about weight. Tile is far heavier than shingle, so moving a shingle house to "barrel tile" is a question for the framing as well as the look, and we check that before we price it.
