The job changes with the roof, but the questions are the same: where is the water getting in, how much life does the roof have left, and is a repair still worth it.

What to Get in Writing From a Roofer
These belong in writing before any roofer starts, and ours is no exception.
- Scope and materials. What comes off, what goes on, and by which maker.
- Payment schedule. What is due when, tied to the work done.
- Warranty. On the materials and on the labor, each spelled out.
- Timeline. The start date and how long the work runs.
- Change orders. How a change is priced and agreed before it is done.
- Tear-off, deck repair and cleanup. Confirmed as included in the price.
And ask to see the full roof assembly explained: deck, "underlayment", flashing and covering, not just the surface material.
What it costs
What Sets the Price
The price comes from your roof: its size, the material, the pitch, access, its condition and what we find under the old covering. The exact number comes after a free look at the roof.
Roofers price by the "square", which is 100 square feet of roof surface. The count follows the roof, not the floor plan, because pitch, hips and valleys add surface beyond the footprint of the house. By installed cost, shingle comes in lowest, then concrete tile, standing seam metal and clay tile.
Damaged decking or rafters found under the old roof are the common hidden cost, so a good written scope sets unit prices for deck repairs nobody can see yet. Removing and reinstalling rooftop solar panels is a separate line of its own.

Insurance and Manufacturer Certifications
Roofing contractors are expected to carry general liability and workers' compensation insurance. Ask any roofer for proof of both before work starts.
Shingle makers such as GAF and CertainTeed run their own contractor certification programs. GAF's Master Elite designation is held by about 2% of roofing contractors, and GAF's top contractor tier unlocks its Golden Pledge warranty: up to 50 years on materials and 25 on labor.
A contractor may submit the manufacturer's warranty registration for you, so ask who registers it and when you will see it in writing.
Contractor licensing and roofing permits in the county go through the Broward County Building Code Division, and the trade's training and certification programs are run by the National Roofing Contractors Association.
